Energy performance certificates (EPC), were introduced in England and wales on 1st August 2007. The certificate is legally required for any property which is put on the rental/sales market, and failure to do so will result in a hefty fine. Inventories are a vital aid to insure that no disputes arise from damage to properties and deposit issues. A inventory will include the contents of the furnishings, fixtures, and fittings of a property, including a full description of the condition of walls, ceilings, floors and carpets, paintwork, light fittings, woodwork, windows, radiators etc. The document is agreed by both landlord and tenant.
